Located on Holloway Road stands flexible office space provider, Fabrix’s, contemporary and creative, warehouse-style office space. The Billiard Factory comprises 23,000 sq ft spread across three buildings. Fabrix sought to create affordable, design-led office space that was in keeping with its heritage while offering the locals an inspired work hub.

Fabrix’s Billiard Factory is a contemporary, creative, warehouse-style office space. This 23,000 sq ft campus is spread across three buildings. This reflects Fabrix’s vision to create affordable, design-led office spaces that honour their historical heritage while inspiring local communities.
INTRODUCING FABRIX
Founded in 2016, Fabrix is a multi-award-winning development and investment partner. Specialising in revitalising underutilised urban spaces. Fabrix’s flexible investment and development model focuses on creating healthy, desirable, and future-proof spaces.Â
Fabrix enlisted Opem to enhance the security at The Billiard Factory, focusing on multi-tenant shared areas. The challenge was to implement an intuitive, flexible security system that catered to diverse tenant needs while securing shared spaces.
SECURITY OBJECTIVES

KEYLESS ENTRY SOLUTIONS BY OPEM
To address these challenges, Opem Security recommended and implemented a range of smart access control systems. The chosen solution needed to align with the building’s aesthetic while ensuring enhanced security systems.
IMPLEMENTATION
Smart Access Control Systems
A variety of keyless entry solutions were proposed, each offering different levels of access control and flexibility. These systems were selected based on their ability to integrate seamlessly with the building’s design and the diverse needs of its tenants.
CCTV Installation
Strategically placed CCTV cameras provided optimal coverage of all final entrance and exit points. This setup allowed the remote monitoring control room team to effectively monitor, report, and deter any unwanted intrusions.
Remote Monitoring
The system ensured that security was maintained around the clock, providing real-time updates and alerts to security personnel.
RESULTS
The installation of keyless entry solutions and CCTV systems at The Billiard Factory successfully enhanced the security of shared tenant areas.
