Opem was commissioned by EPAM, a leading property asset management company, to design, install, and maintain advanced security systems for Capital House, a landmark commercial property. The project included the deployment of Maxxess access control solutions, state-of-the-art CCTV, and remote monitoring services to enhance the building’s security infrastructure.

Capital House, prominently located at the corner of Edgware Road and Marylebone Road, is a 137,000 sq ft office building spread over sixteen storeys. Originally constructed in the early 1960s and refurbished in 1990, the building faced significant challenges by 2012/2013. With its facilities outdated, the building was 90% vacant, necessitating a comprehensive refurbishment to attract new tenants and revitalise its market appeal.
EPAM effectively lead the refurbishment project, overseeing the renovation of the reception area and the systematic refit of the office spaces on each floor. Their goal was to breathe new life into Capital House, ensuring it met modern standards and attracted high-quality tenants. To achieve this, they enlisted Opem to manage the building’s security needs.
Opem was tasked with creating a robust security plan tailored to the specific needs of Capital House.Â
Access Control: This plan included the installation of Maxxess access control solutions, ensuring secure and efficient access management throughout the building.
CCTV Installation: High-definition CCTV cameras were installed to provide comprehensive surveillance coverage. These cameras were strategically placed to monitor key areas and ensure real-time security.
Remote Monitoring: Opem’s in-house control room took on the responsibility of remote monitoring, providing 24/7 surveillance and quick response capabilities. This service added an additional layer of security, ensuring constant vigilance over the premises.
Maintenance Services: In addition to the installation, Opem is committed to ongoing maintenance of the security systems, ensuring their optimal performance and longevity.The project presented several key challenges:
